Basic Turnover

Price Range:

Our starter option for quick turnarounds and light touch-ups. Best for units that just need a clean, code-compliant handoff - not full renovation.

Who it's for:

Investors, landlords, or homeowners needing a fast, light refresh to meet code, prep for tenants, or list for sale - without a full renovation.

What's Included:

- Light drywall patching and repairs

- Full interior cleaning (trash-out, floors, surfaces, appliances)

- Paint touch-ups or single-room repaint

Hardware replacements (doorknobs, outlet covers, light switch plates)

- Smoke and CO detector install/test

- Caulking, minor trim repairs

- Section 8 or city checklist prep (where applicable)

Turnaround:

Typically 3-5 days

Mid-Level Rehab

Price Range:

**$3,500-$7,500** (based on sqft, layout, and finishes)

Our mid-tier option for deeper refreshes and partial updates. Best for units needing more than a quick clean - like paint, flooring, or light kitchen/bath upgrades - but still not a full renovation.​

Who it's for:

Investors, landlords, or homeowners preparing units for top-dollar rentals or sale. Ideal when a light remodel is needed to compete in the market or pass inspections

What's Included:

- Everything in Basic Tier, plus: 

- Full interior repaint (walls, ceiling, trim)

- Flooring replacement (LVP, carpet, tile - up to 1,000 sqft)

- Minor kitchen or bath updates (e/g/ new vanity, faucets, cabinet paint)

- Interior light fixture replacements

- Code compliance repairs (handrails, GFCIs, ventilation, etc.)

Turnaround:

7-10 business days depending on scope

Full Rehab / Custom Build

Price Range:

***$10,000-$25,000+*** (varies based on scope, permits, and finishes)

Our top-tier service for full renovation and custom work. Best for properties that need a full overhaul, compliance upgrades, or layout changes. Ideal for BRRRR strategy, Section 8 rentals, high-end flips, or personal dream-home remodels. 

Who it's for:

Investors and homeowners ready to maximize value through full renovation - whether gutting a property, customizing key areas, or restoring code-deficient structures.

What's Included:

- Full demo and build-back (kitchen, bath, flooring, drywall, etc.)

- Plumbing and electrical upgrades

- Exterior repairs (roofing, siding, porches, concrete, masonry)

- Custom carpentry (framing, trim, cabinetry, etc.)

- Permitting and city inspection coordination

- Licensed trades (HVAC, plumbing, electrical)

- Final punch list and walkthrough

How We Work: From Walkthrough to Completion

Our Process

We keep construction projects clear, transparent, and on schedule - from your first site visit to your final inspection.

1. Initial Walkthrough

We visit the property to assess scope, confirm access, take notes and photos.

Fee: $75 (non-refundable)

2. Detailed Written Estimate

Includes line items, labor, material sourcing, and timeline assumptions. 

Fee: $350 (credited if project moves forward)

3. Scope Approval & Contract Signing

Once you're ready, we finalize your scope of work and lock in your job start.

4. Project Coordination Begins

Our team handles all materials, labor oversight, scheduling, and compliance.

Coordination Fee: 25% of total construction cost (materials & labor)

What's Included in Coordination:

- Labor oversight and quality control
- Permits and scheduling of city-section 8 inspections (if applicable)
- Material ordering and delivery
-Timeline enforcement and progress updates
-Client communication and issue resolution

5. Work Execution & Final Walkthrough

We walk the site with you at completion and handle any punch list items needed.

Payment & Billing

We use milestone-based invoicing to keep budgets predictable and tied to progress.
 


Accepted Methods
• ACH / bank transfer (preferred)
• Credit / debit card (standard processor fees apply)
• Cashier’s check or business check

 


Milestone Invoicing
• Invoices are issued at key milestones (kickoff/materials, rough-in complete, finishes, final walkthrough).
• Installment plans follow these same milestones and require approval.

 


Deposits & Scheduling
• Scheduling begins after the agreement is signed and the first invoice is paid.
• Special-order materials are invoiced before ordering and are non-returnable once purchased.

 


Change Orders
• Any scope change is priced and approved in writing before work begins.
 


Overdue/Failed Payments
• Work may pause on overdue invoices; rescheduling can affect timelines.
• Client is responsible for processor/returned-payment fees.

 


Michigan Lien Notice
• HHC reserves lien rights until the project balance is paid in full.
