Our Services

All Plans have a one time account set-up fee of $100

🛠 Maintenance & Construction
We handle general repairs, turnovers, and full renovations in-house — no third-party delays, upsells, or excuses. From flooring and paint to kitchens and bathrooms, our licensed crew keeps your rental in top condition.
All work is billed per project, with transparent estimates, documentation, and before/after photos.

Add-On Services
Billed separately when used
Full marketing, showings, screening, lease signing, and move-in coordination.
Lease Renewal - $200
$200 includes tenant outreach, renewal offer, updated lease, and system updates
Detailed photo & written documentation to protect both owner and tenant.
Extra Inspections (Outside of Plan) - $125
Custom inspections outside of normal schedule (e.g. neighbor complaints, mid-lease or quarterly checks).
Eviction Coordination (Admin Only) - $150
Filing prep, delivery of legal notices, and coordination with attorney.
Attorney/Court Filing Fees - $450+
Paid directly to attorney for filings, up to 2 appearances, and court costs.
Monthly bill processing on owner’s behalf (HOA, Water, DTE, etc.)
One time utility account set up on owner’s behalf.
Owner Contract Termination- $250
Flat exit fee for early termination
(waived if sold through HHC)
